Here is a good example of The Leak Detective saves big money with their basement leaks & waterproofing solutions.
A couple of local realtors both with HOME Real Estate, called me because they had a strange leak that had rotted the subfloor next to a door entering off a wood deck. There was evidence of one basement leak from rain water that was coming in the basement on the top of the foundation wall, and a second rain water basement leak that was coming in about in the middle of the basement wall.
Our conclusion was that all the damage from the water leaks in the basement and floor could be traced to the valley gutter above.
Here’s how it happened:
First the water jumped over the valley gutter and then flowed down on the wall and the door and resting on the top of the threshold. Water may have penetrated below the threshold where flashing should be caulked for the door frame. The water most likely was getting to the subfloor below from this location. Then, the water could have dripped to the top of the basement concrete ledge. Once the water was on the deck, some of it spilled on the grade, and then leaked in a small crack in the basement wall.
